In recent years, the process of switching to remote work has intensified. As a result, the demand for office space has decreased significantly. The expediency of preserving many business center buildings has become dependent on the possibility of their redevelopment in accordance with the continuing needs of the real estate market. Such needs, which have the potential for preservation and relatively stable growth, are temporary or permanent residence services. Relevant programs are already in operation in some major cities. In other words, the creation of hotels or apartments instead of empty or insufficiently demanded office space is a promising area for redevelopment. However, the buildings of business centers in the central districts of the city do not have sufficient adjacent territory to organize a courtyard with a playground, which is mandatory for residential buildings. Based on this, it is proposed to create a playground and a recreation area on one or more floors of the building (depending on the number of floors). The existing exterior fences (usually solid stained glass) are dismantled and replaced with a safety grid for children's safety. The high floor height in business center buildings ensures sufficient playground sunlight. These playgrounds have a number of advantages in the field of operation: accessibility only for residents of this house; the presence of a roof over the entire playground, which allows you to continue playing in bad weather; and the ability to form a semi-open recreation area with toilets. The article discusses several typical examples of the possible conversion of business center buildings in Kazakhstan into residential buildings with the organization of playgrounds on one or more floors. The article presents an innovative conceptual design solution.
