Digital mortgage lending, including the use of remote banking services, is gaining momentum in the Kazakhstani market, accompanied by an increase in the number of mortgage loans issued. This paper examines the process of digital transformation in mortgage lending, focusing on the current benefits of digitalization in this sector. To analyze the key aspects and relevance of the topic, the author employs methods of statistical data processing related to the mortgage market, mathematical calculations, analysis of commercial banks’ annual reports, visual methods of information presentation, comparative analysis, and systematization of information. The study identifies factors contributing to rising housing prices and analyzes mortgage loans issued to individuals by second-tier Kazakhstani banks between 2015 and 2025, taking into account currency, region, type of mortgage program, and the composition of the mortgage portfolio. The study also analyzed key indicators of Otbasy Bank JSC, a leading player in the retail mortgage lending market, with the activity of its deposit portfolio assessed using internet banking and video banking services.A comparison was conducted between the potential of the “Digital Mortgage” pilot project and the volume of mortgage loans issued by commercial banks participating in the program. The analysis revealed that the leading lenders under this project were Freedom Bank Kazakhstan JSC, BankCenterCredit JSC, and Narodny Bank of Kazakhstan JSC. Key factors hindering the development of the digital mortgage market were identified, and recommendations for overcoming them were formulated. Particular attention was paid to one of the most significant threats to individuals in the era of digitalization—fraud—and the possibility of using the “Stop-Credit” service to protect customers was also considered. The implementation of the proposed measures has the potential to significantly accelerate the mortgage loan application process using digital technologies for all market participants.
